Adopt a plan
Pick from a 116-task library covering HVAC, roof and gutters, plumbing, exterior, interior, appliances, landscape, pool, foundation, and solar. Adopt the whole plan at once instead of building a schedule from a blank screen.

Health score
One number for how the house is actually doing.
Every task carries an impact weight, so skipping the annual HVAC service costs you more than skipping a cabinet-hinge tightening. The score is weighted by that impact and broken out per system, sorted worst-first — so the thing that needs attention is the thing at the top of the list.

Costs, captured as you go
Each completion records DIY or Pro and what it cost. Over a few years that becomes the real annual maintenance spend on the property, not a rule-of-thumb percentage.

Assets feed the schedule
Log the water heater, the HVAC unit, the roof. A service event on an asset can be promoted into a recurring task, so the inventory and the schedule stay in sync.
